Who controls the theater window for a movie?

Are theaters contractually obligated to show a movie for X weeks, no more no less? Are they free to drop it or keep it longer depending how it performs?

I just got out of a mostly full theater for Puss in Boots: The Last Wish which is 2 months old now. This seems like a unique case since it didn't arrive with a big marketing push or a big first week. Is a typical theater free to keep running it as long as it is selling? I remember Titanic staying in theaters forever, did they have to work out a special deal with the studio to keep it?
